All tax,
maintenance, repair, insurance and capital improvement
responsibility belongs to the tenant.
Lease Term
15 to 20 years with
1.5% to 2.0% rent increases annually or 10% to 12% every five
years.
Investment Grade Credit
Tenants
rated BBB - and better by S&P. Examples of investment grade
tenants include McDonald's, Bank of America, Walgreen's, Wells
Fargo and CVS Drug Stores.
Ground Lease
Tenant paid for and
constructed the building – upon expiration of the lease
ownership of the building reverts to the owner of the land
creating built-in upside.
